American Equity Partners [AEP] purchased and redeveloped a multitude of residential buildings in Manhattan. Unsolicited, a buyer stepped forward and purchased the entire portfolio, allowing AEP to transition into owning and operating office buildings. Soon AEP sold that portfolio and began development of big box shopping centers and single tenant properties. Once again, AEP sold those properties; at the above market CAP rates, exceeding market expectations. At the beginning of the new decade demand for ground up construction of retail properties was practically non-existent, AEP readjusted its business plan and began working with property owners to help them dispose of their assets. Flexible and determined to outperform the market, AEP is once again buying, with an emphasis on stable properties with a strong “Value-Add” component in order to drive revenue.
